Vacation Rental Terms and Conditions

Thank you for choosing to stay at our property. By confirming your reservation, you agree to the following terms and conditions:
1. Booking and Payment

Reservations are confirmed upon receipt of agreed upon Terms and Conditions and deposit.

Full payment must be received 30 days prior to check-in unless otherwise agreed upon.

Rates include base electricity, water, and internet unless specified otherwise.*
*Air Conditioning Policy

We strive to provide a comfortable environment during your stay. To ensure fair use of air conditioning and help us maintain reasonable energy costs, the following policy applies:

Included Usage: Reasonable air conditioning use is included in the rental fee. Reasonable use is defined as running the air conditioning overnight in the bedrooms and sparingly during the day. Under normal usage, electrical charges average around $150 per month.

Excessive Use: If excessive use of air conditioning results in an electrical bill exceeding $150 for the month, the excess cost will be charged to the renter.

Monitoring: Electrical usage is monitored via monthly utility statements, and any charges for excessive usage will be documented and shared with the renter.

We kindly ask all guests to use the air conditioning responsibly by keeping doors and windows closed while in use and turning off the units when leaving the property. This helps conserve energy and prevents unnecessary costs.
2. Cancellation Policy
We understand that plans can change, and we aim to accommodate our guests whenever possible while maintaining fairness to both parties. By booking your stay, you agree to the following cancellation terms:

Deposit and Payment Terms:

A $500 deposit is required to secure your reservation.

The remaining balance is due 30 days before your check-in date.

Cancellation Terms:
-
Cancellations 60 Days or More Before Check-In: The $500 deposit will be fully refunded.

Cancellations between 59-31 days of reservation: The $500 deposit is retained by the owner, any additional payments received are refunded to the renter.

Cancellations Within 30 Days of Check-In: All payments, including the $500 deposit, are non-refundable.

Weather Policy:

Refunds will not be issued for cancellations due to weather, as unforeseen conditions are beyond our control. However, if local authorities issue a mandatory evacuation order, rebooking options may be offered on a case-by-case basis.

How to Cancel or Modify Your Booking:

To cancel or request a date change, please contact us as soon as possible at reservations@wiscoazul.com. We’re here to help make the process as smooth as possible.

No-Shows:
-
No-shows or early departures are non-refundable.

3. Check-In and Check-Out

Check-in: 3:00 PM | Check-out: 12:00 PM

Early check-in or late check-out may be available for an additional fee and must be arranged in advance.
4. Occupancy Limits

Maximum occupancy is limited to 6 guests.

Only registered guests are allowed on the property. Unauthorized guests may result in immediate termination of the rental agreement without a refund.
5. House Rules

No smoking inside the property.
-
Quiet hours are from 10:00 PM to 7:00 AM.

Pets are not allowed.
-
Guests are expected to treat the property with care and leave it in the same condition as they found it.
6. Cleaning Policy

To ensure the property is thoroughly prepared for each guest, a mandatory cleaning fee is charged when the full payment is due. This fee covers professional cleaning services, including:

Sanitizing all surfaces and high-touch areas.

Laundering linens and towels.
-
General tidying, vacuuming, and mopping.
We kindly ask our guests to leave the property in a tidy condition to help expedite the cleaning process. Before departure, we request that you:

Wash and put away any used dishes.

Dispose of trash in the designated bins.
-
Notify us of any spills, stains, or damages that may require additional attention.
Thank you for your cooperation in helping us maintain a clean and welcoming space for all our guests!
7. Damage Liability Policy

We take pride in offering a well-maintained and comfortable property for all our guests. By booking your stay, you agree to the following terms regarding property care and damages:

Guest Responsibility:

Guests are responsible for any damage, loss, or excessive cleaning required as a result of their stay. This includes, but is not limited to, damage to furniture, appliances, fixtures, and property structures.

We kindly ask that any incidents or damages be reported to us promptly during your stay.

No Security Deposit Required:
-
While we do not collect a security deposit upfront, you agree to compensate us for the full cost of repair or replacement in the event of damage caused during your stay.

Damage Assessment and Billing:

If damages are discovered after your departure, we will document the issue with photos and provide a detailed invoice outlining the cost of repairs or replacement.

Payment for damages must be submitted within 30 days of receiving the invoice.

Normal Wear and Tear:

We understand that minor wear and tear is inevitable and will not hold guests liable for reasonable, everyday use of the property.

Excessive Cleaning Fees:

If the property is left in an unreasonably dirty condition requiring additional cleaning, an additional cleaning fee may be charged.

By confirming your reservation, you acknowledge and accept these terms and agree to cover any costs associated with damages or excessive cleaning resulting from your stay.
7. Liability
The owner is not liable for any accidents, injuries, or illness that occur on the premises.
8. Weather and Acts of Nature
No refunds will be issued for weather-related issues or other acts of nature unless a mandatory evacuation order is in place.
9. Termination
The owner reserves the right to terminate the rental agreement immediately if the terms and conditions are violated.
10. Governing Law
This agreement is governed by the laws of Wisconsin, USA.

By making a reservation, you confirm that you have read, understood, and agreed to these terms and conditions.
